All maintenance requests must be submitted in writing via email, txt or mail with the attached form. Once activated, you can also use our tenant portal. Non urgent repairs will generally be handled within two weeks. You will get a response to your written request within 24 hrs.
If you smell gas call PG&E immediately 800-743-5000. For pilot lights, call PG&E 800-743-5000.

PLUMBING, TOILETS and ROOF LEAKS
If you have a water leak and can see a large amount of water overflowing from the toilet or sink, call Our Emergency Number immediately. Every toilet and most sinks have a water shut off valve, locate this valve at the base of the vanity, under the kitchen sink or at the base of the toilet and TURN OFF THE WATER VALVE.
Overflowing toilet or clogged sink
Each bath tub/shower is required to have a hair trap. If you do not have a hair trap please request one from Philip, we will provide them.
Snaking costs between $50-$180. DO NOT ALLOW HAIR TO CLOG YOUR SHOWER/TUB and only flush toilet paper. Do not flush feminine products, paper towels or other items down the toilet.
If you have a roof or ceiling leak and can see or feel water entering your unit from a window or from the ceiling call our emergency number immediately and PLACE A BUCKET BELOW THE DRIPPING WATER and use towels to sop up any standing water.

It is important to know the location of your gas and water sjut off valves, as well as your circuit breakers, and how to turn them off and on in the event of an emergency. It is also important to know the location of a fire extinguisher in the event of a fire. Please locate the nearest fire extinguisher in the common areas of the building.
IT IS YOUR RESPONSIBILITY TO MAKE SURE YOUR SMOKE DETECTORS ARE INSTALLED AND FUNCTIONING. PLEASE CHECK THEM TODAY.

Lock outs are your responsibility. Please leave a key with a tenant, friend or neighbor. There is a cost of $75-$180 for all locks outs. If you are locked out during regular business hours call the number above. Payment due at time of service.
